The Port Authority of the Bay of Algeciras (APBA) has again put up for public auction the building located at number 2 Teniente Maroto Street, whose main facade faces Virgen del Carmen Avenue, right in front of the central access Paco de Lucía of the port. The property, which once housed the Casa del Marino and the Fishermen's Brotherhood, has been vacant for years and is in a state of disrepair that the port authority itself classifies as serious.
This is the second attempt. The APBA tried to divest itself of the building in mid-2024, when it set a starting price of 330,887 euros. That auction was deserted. Now, the minimum bid amount has risen to 349,132.99 euros, according to the announcement published in the Official State Bulletin on May 6.
The lot includes the four floors of the building —from the first to the fourth—, with a total of ten units that sum 922 square meters: 356 m² classified as office space and 566 m² as residential. The starting price equates to about 379 euros per square meter, a figure that reflects the property's actual condition.
And the terms and conditions leave no room for doubt about the situation of the building. The properties suffer serious deterioration due to the passage of time and lack of use, maintenance costs between 5,000 and 10,000 euros annually, and the APBA rules out that it is feasible to rent them without carrying out a major renovation first. To these problems is added the fact that there has been illegal occupation, which forced them to board up parts of the building. No energy efficiency certificate is required, under the exemption for properties intended for demolition or major renovation.
